Before You Sign
Found a property you love? Send us the contract of sale and we'll review it within 24 hours. This is particularly important if you're buying at auction, where there's no cooling-off period once the hammer falls. We check for unusual conditions, sunset clauses, and vendor warranties that could catch you out later.
For private treaty sales, we'll review the Form 1 vendor statement and explain what it means in plain English. If there are easements affecting the property or covenants restricting what you can build, you'll know before you commit.
Due Diligence and Searches
We conduct comprehensive title searches to verify the seller actually owns the property and identify any registered interests. Planning searches reveal zoning restrictions and any proposed developments nearby. For rural properties around the Murraylands, we also check for water rights, native vegetation overlays, and any heritage listings.
If anything concerning turns up, we discuss your options. Sometimes issues can be resolved before settlement. Other times, it's better to walk away. Either way, you'll have the information you need to decide.
First Home Owner Grant Assistance
The FHOG provides up to $15,000 for eligible first home buyers purchasing new homes in South Australia. The property value cap was removed in 2024, so more buyers now qualify. We help you understand the eligibility criteria and assist with your application to avoid delays.
Bank and Lender Coordination
Settlement delays often happen because of miscommunication between conveyancers and lenders. We maintain direct contact with your bank's settlement team, providing documents promptly and following up to ensure everything stays on track. You shouldn't have to chase your own conveyancer for updates.
Settlement Day
On settlement day, we manage the PEXA transaction, ensuring funds transfer correctly and the title registers in your name. Once complete, you'll receive confirmation and can collect your keys from the agent. The property is officially yours.
After Settlement
